If you're planning to sell your property in Ireland, a valid BER certificate isn't optional, it's a legal requirement. Here's everything you need to know about getting your BER sorted before you list.

Is a BER Legally Required to Sell?

Yes. Under Irish building regulations (S.I. No. 666 of 2006), every property offered for sale must have a valid BER certificate. The BER rating must be included in all property advertisements, on Daft.ie, MyHome.ie, estate agent websites, property brochures, newspaper ads, and even "For Sale" signs. This means you need your BER certificate before your property goes on the market, not when you accept an offer or go sale agreed.

When Should I Get My BER?

We recommend getting your BER assessment done as early as possible in the selling process, ideally before you even engage an estate agent. You'll know your rating in advance and can decide whether it's worth making quick improvements before listing. There's no last-minute scramble that could delay your sale going live. And if you have a strong rating, you can use it as a selling point.

Does BER Affect My Sale Price?

Research consistently shows that properties with better BER ratings achieve higher sale prices. ESRI and SEAI studies have found that improving a home's BER by one letter grade can increase its value by 1–3%, with the effect being most pronounced for homes moving from D/E range up to B or C. For a property worth €400,000, that's a potential increase of €4,000 to €12,000, far more than the cost of most energy upgrades.

Buyers today are more energy-aware than ever, especially those applying for green mortgages which require a minimum BER rating. High energy costs have made BER ratings a genuine factor in purchasing decisions, not just a legal checkbox. A strong BER rating signals lower running costs, better comfort, and a well-maintained home.

Should I Upgrade Before Selling?

It depends on your current rating and the cost of potential upgrades. Some improvements offer excellent return on investment when selling. Topping up attic insulation is cheap and can improve your rating noticeably. If you have unfilled cavity walls, cavity fill insulation is another quick win. What About Existing BER Certificates?

If you already have a BER certificate that's less than 10 years old and you haven't made any material changes to the property, it's still valid and can be used for the sale. You can check the SEAI national register using your BER number or MPRN to verify your cert is still current.

However, if you've made energy improvements since the last assessment (new boiler, insulation, windows, solar panels), it's worth getting a new BER to capture the improved rating, a better number on the listing will attract more interest and potentially a higher price.
