Your vendor needs a BER. Their solicitor is chasing. You need the cert before the listing goes live. We'll have it done this week — same service Dublin agents have relied on since 2009.
Why Agents Choose HomeRating.ie
Fast turnaround, we know that BER delays can hold up listings. We offer same-week appointments in most cases and get certificates emailed promptly after the assessment. When your vendor needs a BER yesterday, we'll do our best to make it happen.
Flexible scheduling, appointments available 7 days a week including evenings, which means we can work around tenant availability for rental properties and vendor schedules for sales.
Consistent quality. Justin personally carries out every assessment, so you get the same reliable, professional service every time. No variation in quality between different assessors.
Direct communication, you deal with one person, not a call centre. If you need an update on a cert, have a question about a rating, or need to adjust a booking, you get a direct response.
How We Work With Agents
We make the process simple. You or your vendor contacts us, we arrange a convenient appointment, carry out the assessment, and email the BER certificate and advisory report. We can send the cert directly to the agent, the vendor, or both. If a vendor has questions about their rating or potential upgrades, we're happy to discuss it with them.
For agents managing multiple listings, we can prioritise urgent assessments and batch bookings in the same area to keep things efficient. If you have several vendors who need BER certs, let us know and we'll coordinate scheduling. If you also handle commercial property sales or lettings, our sister service CommercialBER.ie covers offices, retail, and industrial buildings. And for new build developments, see NewBuildBER.ie.
What Your Vendors Should Know
Under Irish law, the BER rating must appear in all property advertisements from day one, on Daft.ie, MyHome.ie, your website, brochures, and window cards. We recommend that vendors get their BER assessment done as early as possible in the process, ideally before engaging an agent. If a vendor comes to you without a BER, we can usually accommodate a quick assessment to avoid listing delays.
Vendors sometimes ask whether it's worth upgrading their BER before selling. For properties rating D or worse, even simple upgrades like attic insulation can improve the rating and make the listing more attractive. See our guide to BER certs for selling. We also handle apartment BER assessments and cover all areas across Dublin.
