Want to find out your home's current BER rating? You can look it up for free on the SEAI national register. Here's how, and what to do if your cert has expired or doesn't exist.
How to Check Your BER Online
The SEAI maintains a national register of all BER certificates issued in Ireland. You can search it for free at ndber.seai.ie.
To search, you'll need one of two things: your MPRN (Meter Point Reference Number), the 11-digit number at the top of your electricity bill, or your BER number, which is a 9-digit number printed on your BER certificate if you have one.
Enter either number on the SEAI register and it will display your property's current BER rating, the date it was issued, and its expiry date. You can also download a copy of your BER certificate and advisory report from the register if the BER was published after July 2021.
What If My BER Has Expired?
BER certificates are valid for up to 10 years. If yours has expired, you'll need a new BER assessment. This is required before you can sell or rent the property, apply for SEAI grants, or apply for a green mortgage. The good news is that if you've made any energy improvements since the last assessment, your new BER will reflect those upgrades and likely show a better rating.
What If My Property Isn't on the Register?
If your search returns no results, it means your property has never had a BER assessment. This is common for homes that haven't been sold or rented since 2009 (when BER certs became mandatory) and haven't been involved in SEAI grant applications. You'll need to book a BER assessment to get your first certificate.
What If I've Made Upgrades Since My Last BER?
If you've added insulation, replaced windows, upgraded your heating system, or installed solar panels since your last BER, your existing certificate no longer reflects your home's actual energy performance. Getting a fresh assessment will capture these improvements and give you a better rating, which is especially valuable if you're selling, applying for a green mortgage, or claiming SEAI grants.
