If you've misplaced your BER certificate, don't worry, there are several ways to recover it. And if your cert has expired, you'll need a fresh assessment anyway.
Download Your BER From the SEAI Register
The quickest way to recover a lost BER certificate is to download it from the SEAI national BER register. Search using your MPRN (from your electricity bill) or your BER number. For certificates published after July 2021, you can download both the BER certificate and advisory report directly. For older certificates, you may only be able to view the rating, contact the original assessor for a full copy.
Contact Your Original Assessor
The assessor who carried out your BER will have a copy on file. Their name and contact details appear on the BER advisory report. If you can't remember who assessed your property, the SEAI register may show the assessor's details alongside your BER information.

If you can't find your cert through the register or your original assessor, you can contact the SEAI BER helpdesk at 01 808 2054 or ber@seai.ie. They can help locate your certificate on the system.
When You Need a New Assessment Instead
If your BER certificate is more than 10 years old, it has expired and cannot be used. You'll need a completely new BER assessment. This is also the case if the SEAI has revoked your previous BER following an audit. In both cases, we can carry out a new assessment quickly. For commercial properties, visit CommercialBER.ie. If you've made any energy improvements since the original assessment, the new BER will likely show an improved rating.
