The SEAI One Stop Shop scheme is the most comprehensive home energy upgrade programme available in Ireland, offering grants of up to €25,000 for a whole-house deep retrofit. If you want to transform your home's energy performance in one go, this is the route to consider.

What Is the One Stop Shop Scheme?

Unlike the individual SEAI grants (where you manage each upgrade separately), the One Stop Shop scheme provides a single project manager, a registered One Stop Shop provider, who handles everything from initial assessment to final sign-off. The provider designs a package of upgrades tailored to your home, manages all the contractors, and ensures the work meets SEAI standards. The goal is to bring your home to a BER of B2 or better.

What's Included?

A typical One Stop Shop retrofit includes multiple measures done together as a coordinated project. Common combinations include wall insulation (cavity fill, dry-lining, or external insulation depending on your property), attic and roof insulation, window and door replacement, a new heating system (usually a heat pump replacing an old boiler), heating controls and smart thermostat, mechanical ventilation with heat recovery (MVHR), solar PV panels, and airtightness improvements. The specific measures depend on your property and what's needed to reach B2.

How Much Are the Grants?

One Stop Shop grants can total up to €25,000 depending on the measures included. The grant covers a percentage of the cost of each measure, and the combined total is typically higher than what you'd get applying for individual grants separately, making the One Stop Shop route more financially attractive for comprehensive retrofits. The total project cost for a typical 3-bed semi-detached house ranges from €35,000 to €60,000 before grants, meaning your net cost after the maximum grant could be €10,000 to €35,000 depending on the scope of work.

The BER Assessment Process

BER assessments are central to the One Stop Shop process. A before-works BER is carried out to establish your home's current energy performance, this must be done before any upgrade work begins. The One Stop Shop provider uses this as the baseline for designing the upgrade package. After all work is complete, an after-works BER confirms that the target rating (B2 or better) has been achieved. Is It Worth It?

The One Stop Shop route makes most sense for homes that need significant work across multiple areas, typically pre-1990 houses with poor insulation, old heating systems, and single-glazed windows. If your home only needs one or two upgrades, individual SEAI grants may be more appropriate. The before-works BER advisory report is the best tool for deciding which route suits your situation, it shows exactly where your home is losing energy and what combination of upgrades would be most effective.
