Service Provider
BER assessment services are provided by Home Energy Rating Solutions, trading as HomeRating.ie, based in Blackrock, County Dublin. SEAI registered BER assessor for new and existing dwellings.
BER Assessment Service
Our BER assessment service includes an on-site survey of the property, calculation of the BER rating using SEAI-approved DEAP software, registration of the BER certificate on the SEAI national database (including the mandatory €30 SEAI registration fee), and delivery of the BER certificate and advisory report by email. The assessment is carried out in accordance with the SEAI BER Assessor Code of Practice.
Pricing and Payment
All prices quoted are inclusive of VAT and the €30 SEAI registration fee unless otherwise stated. Quotes are valid for 30 days from the date provided. Payment is due upon completion of the assessment and delivery of the BER certificate. We accept bank transfer, cash, and card payments.
Access and Cooperation
The property owner or their agent must provide safe and unobstructed access to all areas of the property during the assessment, including all rooms, the attic space, the hot press, and any garages or outbuildings. If access to key areas is restricted, it may affect the accuracy of the BER rating. Any documentation relating to insulation, heating system upgrades, window replacements, or other energy improvements should be made available where possible, as this can positively affect the BER rating.
Accuracy and Limitations
The BER rating is calculated based on the information gathered during the on-site survey and any documentation provided by the property owner. The BER is an assessment of the building's energy performance under standardised conditions and may not reflect actual energy consumption, which depends on occupant behaviour. We carry out assessments to the best of our professional ability and in compliance with SEAI standards, but we cannot guarantee a specific BER rating in advance of the assessment.
Certificate Validity
BER certificates are valid for up to 10 years from the date of issue, unless material changes are made to the property that affect its energy performance. It is the property owner's responsibility to obtain a new BER if significant changes are made.
Cancellation
If you need to cancel or reschedule an appointment, please give us at least 24 hours' notice. Cancellations with less than 24 hours' notice may be subject to a cancellation fee.

If you are unhappy with any aspect of our service, please contact us directly at justin@homerating.ie so we can resolve the issue. If we cannot reach a satisfactory resolution, you may contact the SEAI BER helpdesk.
