What Does a BER Assessor Actually Do?

A BER (Building Energy Rating) assessor is a qualified professional licensed by the Sustainable Energy Authority of Ireland (SEAI) to inspect a property and calculate its energy efficiency rating. The rating runs from A1 (most efficient) to G (least efficient). Only SEAI-registered assessors can issue a valid BER certificate, and only a valid BER certificate is legally accepted for selling, letting, grant applications or mortgage purposes in Ireland.

On the day of your assessment, Justin will:

  • Measure every room, floor areas, ceiling heights, window and door sizes
  • Inspect insulation, attic, walls, floors, and any visible upgrade works
  • Record your heating system, boiler type and efficiency, controls, radiators, heat pumps, solid-fuel stoves
  • Check ventilation, natural, mechanical, balanced ventilation with heat recovery
  • Assess lighting and water heating, LED coverage, immersion, solar thermal, hot water cylinders
  • Photograph key features for the SEAI audit record

The on-site visit takes 30 to 60 minutes depending on property size. Roughly 80 individual data points are gathered. Justin then returns to his office, inputs the data into SEAI's DEAP software, and uploads the result to the national BER register. Your certificate is emailed to you within 2 to 5 working days.
